 Meet Glenna Nesbitt and Shelton Floyd We are not just two people who decided to sell real estate in the Shreveport/Bossier area for a living( as did 1000+ other realtors). We were born here, we were raised here, we went to school here, we have life long friends here, we married here and we have raised our children here. Plus-- we have a real passion for the lifestyle in the Shreveport/Bossier area. It would give us great pleasure to help you plant the same roots here and grow your memories here.
You may ask "Who Am I Working With?" Glenna----I am a graduate of Byrd High School, attended the University of Mississippi, and graduated from Northwestern State University with a Bachelor of Science Degree in Nursing. I have been married to Gregg Nesbitt for 29 years and we have three wonderful sons - Johnson, Parker and Garrett. Nursing was my first career (for 20+ years). In 1999, I made a career change and started selling real estate. That is when I met Shelton Floyd and the rest is history. Between real estate deals I like to garden, play with my dogs, and hunt with my boys. Shelton---I am a graduate of Fair Park High School and attended Northwestern State University. My first career was working for Arkla Gas (now Reliant Energy) for 24 years in management. I started selling real estate on the side. In 1995, I realized my future was working full time as a Realtor. I have two beautiful daughters - Courtney and Jennifer and two wonderful grandsons - Peyton Allen & Maddox. I am active in community activities and a member of the Mardi Gras Krewe of Centaur. As you can see, we love this area. We enjoy the surrounding area and all of the wonderful bounty this area is blessed with. Financing Your Home >The Margin on an ARM
When you are shopping for an Adjustable Rate Mortgage, the important thing to consider is the margin. Each time your loan is adjusted, the new interest rate will be tied to an index of Treasury notes. The margin is the percentage point above that index where your rate will be set.
Let's suppose that you have a one-year ARM with a 2.5 margin. Your initial rate was 7.5%, and during the first year of the loan, the index of 1-year Treasury notes was at 6.25%. The rate for the second year of your loan would be adjusted to 8.75%. With a margin of 2.75, it would increase to 9%. Some lenders offer lower initial rates with higher margins. In this case, the subsequent rates could be higher after the first year, than if you chose a higher initial rate with a lower margin.
If you are confused by the various mortgage offers, ask a professional mortgage broker to sit down with you and show you how it works. Today the rates and different financial possibilities are so variable that it is a good idea to talk to a mortgage broker--they usually know where the best rates can be found.
